Building F is planned to be another 5 star-rated Green Building. Apart from the greatly reduced carbon footprint, the building will be extremely energy efficient, translating into major electricity savings for the tenants.A number of energy saving techniques will be employed, of which the geo-thermal air conditioning is probably the most ground breaking for a South African building. This technique, although widely used in Europe and North America, is only now making its entrance into South Africa. The technique circulates water through 8km of pipe, below ground where the constant underground temperature of ± 17 degrees centigrade is utilized. The cooled water then passes through a heat exchanger to bring heated air into the building or alternatively cold air at a vastly reduced cost. The building’s design further utilizes large glass windows which will introduce greater light into the building than normal, reducing the need for light fittings (which in any event will be energy efficient) further contributing to the buildings energy savings
