OVERVIEW

Rustivia is an established industrial node within the City of Ekurhuleni, in the broader Germiston area on the East Rand. It is a working industrial address that has been occupied by manufacturers, distributors, and logistics operators for decades. The property stock reflects that history, ranging from older freestanding factories to more recently developed secure industrial parks.

The area sits directly off the N12 freeway at the Kraft Road interchange, which gives it a clear logistical advantage. Businesses operating from Rustivia have straightforward access to the wider East Rand industrial corridor, including Jet Park, Elandsfontein, and Meadowdale. OR Tambo International Airport is within reach, and Elandsfontein Railway Station provides a freight and commuter connection.

Rustivia is not a high-profile address in the way that Jet Park or Meadowdale might be, but that is precisely what makes it competitive. Rental rates tend to be more accessible than in those nodes, and the available erf sizes accommodate a range of business scales, from sub-500m² mini warehouses to larger freestanding facilities suited to cross-dock or distribution operations.

LOCATION AND ACCESS

Rustivia sits in the eastern quadrant of Germiston, bordered by Primrose to the north and Elandsfontein to the east. The defining access point is the Kraft Road off-ramp from the N12, which feeds directly into the node. Key internal streets include Rover Road, Serenade Road, and Jaguar Road, where the bulk of industrial stock is concentrated.

Road infrastructure within the node supports heavy commercial vehicles. Multiple established parks, including Rustivia Industrial Village on Rover Road, are designed to accommodate articulated trucks and superlinks. The N12 provides east-west connectivity across the East Rand and links westward toward the N3 interchange and the greater Johannesburg road network. The R21 is accessible from the broader Elandsfontein area, adding north-south connectivity toward Pretoria and the airport precinct.

PROPERTY TYPES AND ZONING

Industrial Warehousing

The majority of lettable space in Rustivia is light to medium industrial warehousing. Units range from approximately 260m² at the smaller end, typically within secure multi-unit parks, through to freestanding facilities exceeding 3,000m². Most units include a warehouse component with roller shutter access, an office section, ablutions, and three-phase power. Eave heights vary across older and newer stock, so this should be confirmed per property.

Rustivia Industrial Village on Rover Road is among the better-known multi-unit parks in the area. It offers access-controlled warehousing with truck access and on-site parking. Properties along Serenade Road are more varied, with both older stock and newer park developments offering freestanding options.

Vacant Land

Rustivia contains pockets of undeveloped industrial-zoned land. These erven appeal to buyers looking to develop purpose-built facilities. Given the scarcity of large development-ready sites in established East Rand nodes, land in Rustivia carries genuine value for owner-occupiers and developers who need control over the build specification.

Zoning

The predominant zoning falls under Industrial 1 (I1) and Industrial 2 (I2) under the Ekurhuleni Town Planning Scheme, 2014. These zones accommodate warehousing, light and medium manufacturing, distribution, storage, and associated service industries. I2 zoning allows for a broader and heavier use profile than I1. Zoning should always be verified with the Ekurhuleni municipality before committing to a lease or acquisition, particularly where a specific industrial activity is intended.

INFRASTRUCTURE AND UTILITIES

Three-phase power is a standard feature across the majority of industrial properties in Rustivia. Supply capacity varies by property and should be confirmed per unit, particularly for manufacturing operations with a high power draw. The node is serviced by the City of Ekurhuleni for water, sanitation, and refuse.

Fibre connectivity is available in the area through various providers, though coverage can differ between streets. Tenants reliant on high-speed connectivity should confirm availability at a specific address before signing a lease.

NEIGHBOURING NODES

Understanding how Rustivia relates to its neighbours helps inform a location decision in this part of the East Rand.

Jet Park:  Immediately to the east. One of the most established industrial nodes on the East Rand, with a strong concentration of logistics and freight businesses. Rental rates in Jet Park tend to be higher than Rustivia for equivalent stock.

Elandsfontein:  Directly adjacent, with significant rail infrastructure at Elandsfontein Station. The node supports heavier industrial activity and is a key freight interchange point.

Meadowdale:  To the north. A well-regarded mid-tier industrial node with a good mix of B and A-grade stock. Meadowdale typically commands a rental premium relative to Rustivia.

Primrose:  Shares a boundary with Rustivia to the north-east. An older established industrial area with a similar character and comparable pricing.

Tunney:  To the west, within the broader Germiston industrial belt. Tunney offers a similar price point and is well-positioned relative to the N12.

WHO OPERATES FROM RUSTIVIA

Rustivia suits businesses that prioritise functional space and freeway access over a prestige address. Common users include:

  • Distribution and courier operations requiring N12 access and truck-friendly facilities
  • Light manufacturers needing affordable three-phase powered space with yard
  • Import and export businesses positioned for OR Tambo airfreight connectivity
  • Regional distributors using Rustivia as a cost-effective base for East Rand deliveries
  • Owner-occupiers acquiring land or freestanding buildings for business premises

BUYING OR LEASING IN RUSTIVIA

Rustivia suits both tenants seeking to lease and buyers looking to acquire industrial property at a more accessible price point than Jet Park or Meadowdale. The node tends to attract businesses at an earlier growth stage, as well as established operators who want to control costs without sacrificing access.

For buyers, the presence of I1 and I2 zoned land and freestanding buildings provides options for owner-occupiers who want to develop or adapt premises to their operational requirements. Title deed searches and zoning confirmation should be conducted before any acquisition.

For tenants, lease terms are generally negotiable and availability across multiple size bands means businesses can find an appropriate fit without being forced into oversized space. Gross rentals and triple net structures both appear in the market; the lease structure should be confirmed and clearly understood before signing.
